CSV Skip Tracing for Real Estate Investors

A spreadsheet is a useful starting point for researching property contacts. OfferPath supports individual lookups and reviewed CSV lists, with returned contact details saved to your lead library.

Prepare your property list

Keep one property or requested contact per row. Use separate columns for first name, last name, street address, city, state, and ZIP code. Include a mailing address when you have it. Review incomplete addresses and remove duplicate rows before submitting lookups.

Review the import before running it

Upload your CSV in Skip tracing and check the mapped columns. Review the rows and the available balance before starting. Provider usage can be charged for each lookup, and repeating a lookup may create another charge. Skip tracing uses a separate prepaid balance from messaging.

Check the returned contact

A result may contain phone numbers, emails, partial details, or no usable contact. Check the requested name against the returned name and inspect any mismatch. A property address can be associated with more than one person. Returned information needs verification before you rely on it.

Move useful results into a saved list

Export reviewed results and use the returned numbers to prepare a saved texting list. Keep notes about the source, property, and contact so replies have context. Finding a number does not establish permission to text. Record the appropriate permission separately before preparing a campaign.

Working with preforeclosure lists

Confirm that the property information is current and that the person you found is the intended contact. Treat a preforeclosure record as a research starting point. It does not establish ownership, a willingness to sell, or messaging permission.

Can I research just one property?

Yes. You can enter a name and address manually without creating a CSV. The same result review and usage rules apply.
